Whoever knocks on Molenschot Industriebouw's door with a construction sketch under his arm, comes to an experienced market player. Joost Molenschot has been active in the construction industry since 1985. In 1996, he founded Molenschot Industriebouw. "I have lived in Belgium for many years, but cannot hide my Dutch roots. As a result, I literally speak the language of both the Flemish and Dutch entrepreneur looking for a professional construction partner. Since the start of our company, we have been strong on both sides of the border, with approximately 40% turnover in Belgium and 60% with our northern neighbors."

Al bijna een kwarteeuw is Molenschot Industriebouw een vertrouwde bouwpartner van industriële bedrijven en logistieke spelers. “Met onze eigen ontwerpers, ingenieurs, projectleiders en monteurs pakken we elk bouwproject integraal aan”, bevestigt Mathijs Molenschot, verantwoordelijk voor sales en projectdevelopment.  “We realiseren zoveel mogelijk met eigen mensen en vaste onderaannemers. Vanaf het ontwerp en tekenwerk, over engineering tot en met de uitvoerende werken. En van ruwbouw wind- en waterdicht tot en met sleutel-op-de-deur. Die integrale aanpak valt bij onze klanten heel erg in de smaak. Ze krijgen immers de garantie dat hun bouwdroom tot in de puntjes opgevolgd wordt. Wij nemen hun bouwzorgen voor onze rekening. Zij kunnen zich volop focussen op hun kernactiviteiten.”

Short lines of communication

Dat elk bouwproject bij Molenschot Industriebouw zeer accuraat opgevolgd wordt, is mede te danken aan de vlakke interne organisatiestructuur. “We zijn een open en transparante organisatie en pakken elk project op een gestructureerde en overzichtelijke manier aan”, bevestigt Joost. Tegelijk garanderen we onze klanten korte communicatielijnen, waarbij zij steeds terechtkunnen bij een vaste contactpersoon. Hierdoor kunnen we bouwplannen snel bijsturen indien nodig.”

Versatility trumps

Clients sometimes set the bar very high, but that is right up the Molenschot construction team's alley. "Production hall, company or logistics building, storage and transshipment, cold store or freezer house, store or showroom. For every construction challenge we gladly take up the gauntlet," Mathijs said. "We are also versatile when it comes to choice of materials, with versions in steel construction and concrete frame construction or wood-laminated structures. Every project is different and must meet certain standards and requirements. This determines the choice of materials, with attention to the appearance of the building, of course. The architectural aspect is becoming increasingly important."

Energy neutral building

And whether they experience differences between Belgium and the Netherlands? "The regulations in the field of energy-neutral building are already a little further along in the Netherlands," Joost explains. "By 2030, all commercial buildings there must be energy-neutral in order to enjoy bank financing when buying or selling. Dutch buildings also already have to deal with an energy label, they have to be BREEAM built and they have to meet the latest standards according to the BENG calculations for near-zero energy buildings." 

“Ook in de logistieke sector voldoen de nieuwbouwprojecten van de laatste jaren aan al deze hoge eisen: BREEAM, energieneutraliteit, inbraakbeveiliging met BORG klasse 4 en GDP-certificatie. In de voedingssector gelden ook de normen met betrekking tot HACCP-certificering.”  ■
