Intervest celebrates first column setting of innovative Herstal Logistics development project with The Circle® concept

Today at the Hauts Sarts industrial park in Herstal, the "first column setting" of Intervest's latest logistics development project Herstal Logistics took place where the groundbreaking building concept The Circle® is being applied for the first time. This unique concept, developed by Willy Naessens Industriebouw, guarantees efficiency and sustainability, allowing construction projects to be completed faster and with less consumption of materials.

The development site is located in an industrial and logistics zone and will be realized in two phases. The first phase will have a total usable area of 40,000 m² of new construction warehouses with adjacent offices. A total of 4 units will be built with surface areas between 8,000 and 11,000 m².

The direct connection to the E25 gives unique transport possibilities to important logistics axes, such as the E313 (Antwerp), E40 (Brussels) and the E42 (Charleroi). Liège Airport and DP World's terminal are both within 10 minutes driving distance, giving this location multimodal opportunities. The project will comply with the latest technologies in sustainability, such as PV installations, heat pumps, rainwater recovery, EV chargers and the ambition is to achieve a BREEAM-Outstanding certificate.

Intervest is committed to sustainable development and high-performance infrastructure solutions. Herstal Logistics is an example of this commitment. After the successful demolition of the existing building and remediation, the earthworks have also been officially completed.

A BREEAM Outstanding certification is being sought for the project in Herstal. The project combines ecological responsibility with future-oriented construction and scores high on several themes within the BREEAM framework.

In terms of energy, there is a strong commitment to high-performance techniques, a well thought-out building envelope and the use of renewable energy sources, leading to a significant reduction in operational CO₂-emissions.

Water management is optimized through water-saving installations, a leak detection system and monitoring.

Material selection focuses on products with low environmental impact, supported by life-cycle assessments (LCAs) and sustainability certifications such as FSC, which applies to all wood used both on site and for the building. This contributes to circularity.

Finally, the project also contributes to local ecology by enhancing biodiversity through targeted landscape measures and green spaces.

All these efforts demonstrate that sustainability in this project is not just a goal, but a fundamental premise in every aspect of the design and construction process.
