Industrial real estate developer Decebra has begun the construction of an innovative high-rise on the Eigenlopark in Sint-Niklaas. With a height of 28 meters, the new building makes optimal use of the available space. On April 17, the first column of the high-rise was festively erected. The automated picking warehouse will be the final piece of the logistics buildings in the innovative industrial zone on the E17.
Decebra specializes in the development and rental of logistics and industrial real estate, offices, and residential real estate. The Sint-Niklaas-based company manages a total area of 400,000 square meters of real estate spread over strategic locations in the Waasland region. Among others, at the Eigenlopark, it is further expanding its portfolio with a high-rise warehouse. This realization will be the final project of the popular industrial zone.
It is the first 28-meter high-rise warehouse to be constructed in concrete in Sint-Niklaas. It will be leased by VF, which already carries out logistics activities in the existing adjacent warehouse. The company is further expanding its operations there with the new automated high bay warehouse and picking warehouse. "The tenant wanted to expand its storage capacity on the existing site, but the available space adjacent to the current warehouse was too limited," said Sabine De Clercq, CEO of Decebra. "So a high-rise warehouse was a logical choice for optimal utilization of the available space."
On April 17, in the presence of the city council, the first column of the new high-rise warehouse was erected. Both the developer and the tenant are looking forward to the final completion. The ambition to position themselves even more strongly in the market is clearly high.
Sustainability is central to the realization of the high-rise warehouse. In addition to conscious material choices, the optimal use of space and the application of renewable energy are also green pillars. Sabine: "We are investing heavily in solar energy. In the first place, this is interesting for the tenant because it allows him to do business in an ecologically responsible way. It also offers advantages for us, because solar panels make the warehouse a lot more valuable. Moreover, by building in height, we only occupy 1.5 hectares. For a classic 12-meter-high warehouse, we would have needed more than five acres. So the efficient building style combined with the green energy reduces our carbon footprint remarkably."
