Building for 'Very Good' BREEAM certification
In Alkmaar, Vomar has inaugurated its new distribution center. The center is dedicated to the supermarket chain's value-added products. Sustainability played a major role in the construction. The construction was awarded the BREEAM certificate 'Very Good'.
The distribution center on Boekelermeer industrial estate in Alkmaar was built on behalf of Hoorne Vastgoed. The latter sold the property to MEAG, which now leases it to Vomar Voordeelmarkt. The building includes 315 m2 of office space and 14,000 m2 of warehouse space. With the ambition to achieve the BREEAM 'Very Good' certificate, Heembouw Architects made not only a pragmatic design, but also an extremely sustainable design. Using the assessment method for BREEAM-NL New Construction 2020, the building was the first to achieve BREEAM 'Very Good' certification according to the new BRL standards.
That high sustainability certification did not come without a struggle, however. As a rule, sustainable construction begins with the choice of sustainable installations. However, the possibility of using residual heat from the nearby Household Waste Plant made expensive, environmentally friendly installations unnecessary. "So no heat/cold storage installations for us," says Paul de Winter, senior Development Manager at Hoorne Vastgoed, "even though they now score highly within the BREEAM rating system."
Hoorne Vastgoed managed to compensate for the missed points with 4,200 solar panels and great attention to the surrounding landscape. For example, the property was surrounded by lavish plantings of greenery, later to be expanded with rows of trees and green spaces. Cabinets were also constructed for owls and falcons. Once these winged friends take up residence here, the environment - and thus also the distribution center - will remain more naturally free of mice and rats.
Collaboration with local employees also paid off, as did the bicycle incentive plan and a neighborhood water storage facility. And then there were the measures to increase employee job satisfaction. De Winter: "A large translucent strip across the full width of the building and also around the corner of the building provides plenty of light. The strips are aligned with the paths in the center and create a warehouse where Vomar employees will soon be able to work pleasantly."
"All in all, it was a smooth construction process," De Winter looks back. "Because Vomar had temporarily moved to another distribution center, we had a year to prepare the project. That came in handy for us to come up with those creative solutions. In the process, it has become a beautiful, appealing building. Exactly what the client wanted."
Vink Installatie Groep installed the climate and sanitary systems for the Vomar distribution center in Alkmaar. Both for the office complex and the distribution hall. The office is equipped with mechanical ventilation, heating/cooling by means of a VRF system and sanitary installations. The distribution hall of approximately 14,000 m2 has been laid out with underfloor heating. Heating power is provided by the Alkmaar heat grid.
The sanitary installations in the business hall were the most labor-intensive, due to the Pluvia rainwater drains, emergency drains and large surface area. "For the distribution center, we provided the Pluvia systems, waste water drains, potable water system, sanitary appliances, heat and cold emission, mechanical ventilation and control system," says Abraham Kiflai of Vink Installation Group.
The preparation of the project was done in BIM. In this phase, several parties were able to add their information to the 3D model, which prevented clashes in advance and ensured smooth execution. An additional challenge was Vomar's high sustainability ambition. It was going for BREEAM 'Very Good'. Kiflai: "We selected all installations on this basis. So we knew in advance that these met the high sustainability requirements, so we could focus on the BREEAM requirements around them." After six months, Vink Installation Group left the building and all installations were in place.
For Van den Pol, the new Vomar distribution center is one of many projects together with Heembouw. "As construction partners, we are often also responsible for the design of the building plus the installations," says Roelf van Wolfswinkel, project manager on behalf of the E-specialist. "Everyone's expertise then comes into its own to the maximum extent. Furthermore, a well-attuned team guarantees quality and an efficient process. This DC is another example of that, with a construction time of only 23 weeks."
Van den Pol put her broad specialty to use. "The complete E-installation, lighting, extensive camera surveillance, audio installation, part of the access control plus power supplies for the PV installation." The Vomar-DC is the first Dutch project with a BREEAM-NL New Build 2020 design certificate for shell and central installations, with the score 'Very Good'. "Such a certificate positively influences the value of a building and is an important trigger for financiers."
Own purchasing station
Van den Pol customers are increasingly experiencing grid congestion. Van Wolfswinkel: "The size of their connection is limited, feed-in is often not possible. With batteries to absorb peaks and limiters to limit feed-in, we can then help."
Even though this DC is in an area with grid congestion, in this case it does not pose any restrictions. "The building is connected to Vomar's own 10 kV purchasing station via an external transformer supplied by us. This facility was set up several years ago for the supermarket chain's distribution centers in this region. A foresight that Vomar is now reaping the benefits of."
