The Boom-Willebroek region has been an important logistics hub for years, but due to land scarcity and stricter regulations, the supply of modern storage spaces there remains limited. "With Park Boom DC2, Prologis is setting a new standard in this strategic location. Fifteen years ago, Prologis purchased the first DC here. The new DC2 development more than doubles Prologis' footprint in Boom, demonstrating our strong belief in this location," said Jonas De Lannoy, Director, Capital Deployment & Leasing Belgium at Prologis. 

All-electric design

With a total area of 51,881 m², Park Boom DC2 offers space for four units, equipped with great flexibility in terms of layouts and operational processes. Extensive mezzanine floors enhance operational capabilities, while modern offices meet the contemporary needs of businesses. It underlines Prologis' commitment to supporting companies in their growth without losing sight of the impact on the environment.

The construction meets the strictest quality standards. Extremely flat floors make the building suitable for automation and heavy loads. Installing both narrow and wide corridors and a clear height of 12.2 meters provide additional flexibility. "With DC2, we offer an infrastructure that perfectly meets the technical and operational requirements of our customers," said Mr. K. K., who is a member of the board of directors.

The building is designed all-electric, with features such as heat pumps, LED lighting and triple glazing. The roof was built solar-ready and will soon be further equipped with solar panels. "With these measures, we help our customers not only reduce their carbon footprint, but also optimize their energy costs."

Landscaping was done around DC2, such as the construction of several water buffers and landscaping with native plants. "We also installed bee hotels and birdhouses. These are not isolated initiatives. They are part of our broader vision of corporate responsibility."

Integrated approach 

With the Essentials program, Prologis supports its customers in optimizing their logistics processes with a focus on operations, energy, eMobility and workforce. 

"Essentials was developed in close collaboration with our clients and offers an integrated approach. From design, procurement and planning to delivery of complete turnkey projects. Companies can fully focus on their core business, while Prologis takes care of an optimal layout of the distribution center. Think of automation solutions, delivery of reach trucks, pallet trucks and racking. In addition, Essentials offers renewable energy solutions such as solar panels, heat pumps, energy storage and charging infrastructure for vehicles and trucks. "We make sure that each component fits seamlessly with the operational needs of our customers," he said.

Essentials also offers smart financing and leasing options, allowing customers to easily move from capital expenditure (CapEx) to operating expenditure (OpEx). "This flexibility helps companies stay efficient in a dynamic industry. In this way, we want to support them in their development."

More than 25,000 sq. ft. still available

Half of the building has already been leased to a major European logistics company. With 25,942 m² of space still available, Prologis Park Boom DC2 offers companies a strategic location with units suitable for different types of activities thanks to their flexible layout options.
