Final agreement Makro-Metro sites Belgium

Today LCV Real Estate and its partner Colruyt Group Real Estate reached a final agreement with Metro Properties Holding for the total acquisition of all former Makro-Metro sites in Belgium. It concerns the 6 former Makro sites in Alleur, Deurne, Eke, Lodelinsart, Machelen and Sint-Pieters-Leeuw as well as the 5 former Metro sites in Antwerp, Evergem, Namur, Sint-Katelijne-Waver and Wevelgem. These sites are located in excellent locations with great redevelopment potential. The total size of these properties totals more than 750,000 m² of land of which almost 160,000 m² is built-up area.

After LCV Real Estate had previously held exclusive discussions with Metro Properties Holding for the acquisition of these sites, LCV Real Estate and Colruyt Group have found each other to acquire and redevelop these sites. LCV Real Estate's already many years of know-how in mixed industrial developments, linked to Colruyt Group's expertise in retail and logistics real estate make this combination therefore the suitable party for the redevelopment of all former Makro sites.

LCV Real Estate gaining momentum

Active for 20 years as a developer of industrial sites in Belgium, the Netherlands, France, Romania and Denmark, LCV Real Estate is a joint venture between Willy Naessens and Dirk Deroose that operates independently under the latter's management.

For LCV Real Estate, these redevelopments of the Makro sites are just what they stand for, LCV Real Estate is in charge of not only the management but will also take the lead in the partnership given its years of expertise and proven track record in the development of more complex industrial sites.

Currently LCV Real Estate has started the development project The Edge in Waregem, an example of sustainable development in all its facets, coupled with efficient land use. This combines modern architecture with a mix of functions such as storage - SME - offices and showrooms.

Moreover, for the redevelopment of the Makro site in Eke, Joost Van Riet was chosen as a valued partner. Here, too, a long-standing relationship coupled with Joost's local anchoring and expertise underlies the cooperation.

Under the direction of LCV Real Estate, the intended development plans have taken shape. For each site, a mix of SME - retail - leisure and offices is being pursued, coupled with possible specific infills depending on the site. Of course, plans for possible developments must first be carefully discussed with the various stakeholders and competent licensing authorities, and then further refined.

" For us, the partnership between LCV Real Estate and Colruyt Group is not only a recognition of our professionalism in this type of redevelopment but also offers fantastic opportunities for the future. We are delighted to be able to give these sites a new lease of life together with our partners Colruyt Group and Joost Van Riet. What was remarkable was that during the extensive discussions with the partners, we always found the same values and standards that we as LCV Real Estate highly value. That is why we are firmly convinced that we can realize a qualitative, architecturally high-quality and sustainable redevelopment for each site, together with the other stakeholders and the authorities involved."
Dirk Deroose, CEO of LCV Real Estate.

"The partnership with LCV Real Estate offers great opportunities for Colruyt Group. As a large Belgian family company, we have always attached great importance to our real estate activities. We also built up solid expertise in this area, based on the importance of local anchoring. This opportunity was therefore a unique chance for us to join forces with another Belgian family company that has enormous knowledge of project development. Based on our entrepreneurship, we are looking forward to giving the Makro sites a new future together with our partners and at the same time learning a lot from each other."
Stefan Goethaert, CEO of Colruyt Group
