In early February, the official start of construction of Panattoni Park Sas van Gent was festively celebrated. This multifunctional logistics building is being developed on the border of the Netherlands and Belgium and has a total area of approximately 34,000 m². The park is rising on a brownfield site that was formerly the site of the iconic glass factory in Sas van Gent. This factory was a major employer for the region, supplying glass for prestigious projects worldwide, including the Royal Danish Opera House. The site will be completely remediated and the new, natural gas-free building will soon meet the stringent sustainability requirements of BREEAM-NL Excellent.
The symbolic kickoff of the project was performed by the alderman of the Municipality of Terneuzen, Mr. Vervaet, former employees of the glass factory Mr. Hemelsoet and Mr. Jan Snijder, contractor Willy Naessens Netherlands and the project developer Panattoni Netherlands.
"With the arrival of Panattoni Park Sas van Gent, this famous, derelict industrial site in our city will be revived," said Alderman van Vervaet. Alderman Hulle who also attended the festive launch adds: "Redeveloping this site is an important step in revitalizing this area and making the built environment within our region more sustainable."
Redeveloping this site is an important step in revitalizing this area and making the built environment within our region more sustainable.
The multipurpose logistics building comprises some 33,866 sq. ft. of gross floor area (GFA). It offers flexible leasing options, with the option to lease from approximately 16,000 sq. ft. upwards. The development includes 30 loading docks, 2 overhead doors, and a large parking capacity with 233 parking spaces. DENC, part of Sweco, drew the architectural design.
The plot is located at a strategic trimodal location in the region of the "North Sea Port" on the Northwest side of the Belgian Golden Triangle (Ghent-Antwerp-Brussels). The unique location on the Ghent-Terneuzen Canal makes it possible to transport goods directly from this location by barge to the North Sea Port and via the New Lock to the port of Ghent. Moreover, companies settling in the park can build their own loading and unloading quay on the adjacent plot, allowing them to make optimal use of these water connections.
Jeroen Gerritsen, Managing Director Panattoni Netherlands: "Panattoni Park Sas van Gent will be a logistics pearl on the border of Belgium and the Netherlands, in the North Sea Port region. Thanks to its multimodal network, strategic location and accessibility for ocean-going vessels, North Sea Port is one of Europe's most important port areas for sustainable economic activities. It is not without reason that major players such as Cargill, X20, Essers and Mainfreight are based here. Moreover, the New Lock in Terneuzen has increased the capacity of the Ghent-Terneuzen Canal, which speeds up the flow of inland vessels and makes the port of Ghent accessible to larger ocean-going vessels. This provides enormous opportunities for international trade and sustainable transport in this region, and with the development of our new park we are adding an innovative and sustainable business location."
Panattoni Park Sas van Gent is also easily accessible by road is just 5 minutes from the E34 (Antwerp-Zeebrugge), and has direct access to the E40 (Ghent-Brussels) and the E17/A1 (Ghent-Paris) via the R4 ring road, providing quick connections to major European cities.
Moreover, the location has an excellent connection to the European railroad network and Panattoni Park Sas van Gent offers companies the unique opportunity to build their own railroad connection on or next to the plot on offer. This provides additional logistical advantages and an efficient flow of goods to the hinterland.
The leasing of Panattoni Park Sas van Gent is being handled by brokers Faasse & Fermont, CBRE Industrial & Logistics Belgium and CBRE Industrial & Logistics Netherlands.
